The idea of this master-plan is to enhance back the glory of old Tanjong Malim town by injecting 3 different concepts which are food and beverage, sustainable and green living and walkable and connectivity.
PROBLEMS AND POTENTIALS OF TANJONG MALIM
Problems
Food and beverage
There is less publicity of Tanjong Malim's famous foods such as yellow mee and Yik Mun’s pau. There is also problems of improper food stall for many food vendors along the old town area road.
Sustainable and green living
There is less economy promotion and no development along the riverbank There is no proper place making along the pedestrian walkway there and it is only surrounded by bushes and trees.
Walkable and connectivity
The lost connection between new development and old town area is the main issue. The main road is been blocked by elevated railway track.. Motorcycle and bicycle users will use an elevated flyover above the track while car will use far turning point near the Keretapi Tanah Melayu (KTM) station which is quite dangerous especially at night.

MASTER-PLAN: PHASE DEVELOPMENT
The development can be divided into 3 areas which are:
Art walk ( 2012 - 2014)
Malim walk (2015-2017)
Tanjong walk (2018-2025)
For Art Walk which is along road to old development area, we propose:
Propose street furniture along the main road (Jalan Slim).
Underpath tunnel to connect old and new development area.
Integrated climbing plantation on the covered pedestrian walkway
Pavements at certain parts of the road to slow down the traffic.
'Art Mall' to replace the existing food court.
For Malim Walk which is at the town centre, we propose:
Farming and agriculture development among the community
Old building facade and structure will be preserve
Any renovation for heritage building is for interior only
Most of the back alley will be integrated with garden area or small farming.
All the drain must be covered and well maintenance.
New buildings proposal such as school of culinary, library, traditional Chinese cuisine restaurant, cinema and Small Medium Industry (SMI) food arena.
For Tanjong Walk which is along the riverbank, we propose:
Replanting the original trees along the river. For example, bamboo trees.
Integrated existing bus station and food court with viewing tower.
Multifunction pedestrian track and recreational area along the riverside
New building proposal such as Traditional Malay cuisine restaurant, integrated herbal shop, spa with gymnasium
HOW DO I RELATE TANJONG MALIM MASTER-PLAN WITH JOHOR BAHRU CITY FUTURE DEVELOPMENT?
EATING PLACES AND OLD ARCHITECTURE
Food Stall/Restaurant
The small food stalls will be given free budgets to upgrade their stalls. Local authority can provide proper kiosk for street vendors and more promotions for multiracial foods with HALAL signage.
Old Buildings like Shoplots
To preserve the heritage of historical buildings with new policy, adaptive reuse concept and activity injection to the building itself. Any renovation for traditional and heritage buildings are for interior only. The balconies will be building connector and bridge to each shoplot blocks and more pocket spaces between shoplot blocks and other buildings.
WALKABLE AND CONNECTIVITY
Pedestrian walkway/Road
The covered pedestrian walkway especially at crowded area.
Sculptures and street furnitures can be place along the walkway, open space to create harmony and enjoyable place making.
Small road can just be one lane for better traffic and more street light to be added.
SUSTAINABLE AND GREEN APPROACH LIVING
Residential
Individual farming practices. House owner can get some budgets for them to do small farming area within their house compound.
Back alley as space making for neighbourhood which can be integrated with garden place making to avoid dead alley.
River
The water quality of the river and sea must be well maintained. More pocket spaces like wakaf hut can be introduced along the river and sea and merge with proper covered pedestrian walkway.
For example along Sungai Segget at Johor Bahru city center.
